This technical specification defines the minimum technical standards for all structural, infrastructure, mechanical, electrical, landscaping, and interior works included in the AVA Çeşme Residential Project.

Project and Site Planning Criteria

  • A horizontal architectural approach has been adopted in the project.
  • Block heights vary between 2 and 4 floors.
  • All blocks are oriented towards the pool and landscape views.
  • The site layout has been designed by considering sunlight exposure, wind direction, privacy, and view criteria.
  • The residential complex features a controlled entrance–exit system and a gated community layout.

  • Air conditioning system: Samsung brand inverter VRF air conditioning system in all apartments
  • Common area ventilation: High-performance mechanical ventilation system
  • Wet areas: Mechanical exhaust system in bathrooms and wet areas

  • Clean water system: Central clean water storage tank
  • Wastewater management: Sewage and rainwater installations are separated in accordance with the project
  • Pressure control: Pressure balancing systems will be used
